PROJECT DESCRIPTION:
Located in a historic district on the edges of downtown Knoxville, this century-old building is poised for a transformative new chapter as the future home of MHM. Spanning 30,000 square feet, the building will serve as a dynamic hub of innovation and collaboration. MHM will occupy the upper level, while the lower level will feature two tenant spaces, ensuring a diverse and vibrant mix of occupants. Shared tenant spaces, including break areas, restrooms with shower rooms, a fitness room, and flexible space along Broadway, will foster connectivity and support well-being. With a deep respect for its layered history and an approach that embraces both preservation and innovation, the project seeks to breathe new life into this long-forgotten relic while fostering a dynamic, collaborative environment.

At MHM, place-making is about more than just physical space—it’s about creating connections between the community and individuals who shape it. By thoughtfully engaging with the building’s history and addressing the challenges of redeveloping a brownfield site, this project will seamlessly integrate past and present, preserving the soul of the structure while adapting it for contemporary use.

This project takes a restrained yet thoughtful approach to revitalization, ensuring the building’s historic character remains intact while making it functional for modern use. The design embraces minimal intervention, celebrating the original structure through the restoration of historic entry walls, exposed brick, and weathered wood ceilings. Steel-look replica windows with operable portions and clerestory openings will introduce natural light and ventilation, while a new connector stair will foster movement and interaction within the space. By maintaining an open, collaborative layout with minimal newly built walls, the project will provide a flexible environment for creative individuals while respecting the building’s original form. The integration of outdoor and indoor spaces further strengthens the connection to the surrounding community, reinforcing MHM’s commitment to sustainable, human-centered design.
